1. License Agreement

All office suites at Pompano Executive Rentals are offered under a license agreement, not a traditional lease. This agreement grants you the right to use a designated private office suite and shared common areas within the building at 3001 SW 10th St, Pompano Beach, FL 33069.

2. Occupancy and Use

Suites are to be used exclusively for lawful business purposes. Members may not sublicense, share, or assign their suite without prior written consent from management. The premises must be maintained in a clean and professional condition at all times.

3. License Fees and Payment

Monthly license fees are due on the first of each month. All payments must be made through the online Member Portal. Late payments may incur fees as specified in your individual license agreement.

4. Security Deposit

A security deposit is required at the time of execution of the license agreement. The deposit amount is specified in your individual agreement and will be returned, less any deductions for damages or unpaid fees, within 30 days of vacating the suite.

5. Included Services

License fees include: electricity, water, air conditioning, high-speed WiFi, mail handling, access to the conference room and kitchen, free parking, and 24/7 building access via secure key entry.

6. Modifications and Alterations

Members may not make structural modifications, paint walls, or install permanent fixtures without prior written approval from management. Approved modifications must be removed and the suite restored to its original condition upon vacating, unless otherwise agreed.

7. Liability and Insurance

Pompano Executive Rentals is not liable for loss, theft, or damage to member property. Members are encouraged to carry their own business insurance. The building is maintained in compliance with all applicable fire and safety codes.

8. Termination

Either party may terminate the license agreement with written notice as specified in the individual agreement. Early termination may result in forfeiture of the security deposit. Upon termination, the member must vacate and return all keys within the timeframe specified.

9. Governing Law

This agreement is governed by the laws of the State of Florida. Any disputes shall be resolved in the courts of Broward County, Florida.
